The Glendale housing market remained strong in May 2026, although buyers are becoming more selective and homes are taking slightly longer to sell. The median home price held near $1.28 million, reflecting the continued desirability of Glendale's neighborhoods, schools, and convenient location.
One of the biggest changes this year has been an increase in days on market. Homes are averaging about 38 days to sell, compared to roughly 32 days a year ago. Buyers are taking more time to evaluate properties and are less willing to pay premium prices for homes that need significant updating.
The homes attracting the most attention are move-in ready properties with updated kitchens, bathrooms, and modern amenities. Character homes in established neighborhoods such as Rossmoyne, Verdugo Woodlands, and Northwest Glendale also continue to generate strong buyer interest. Luxury homes priced above $1 million remain active as well, particularly those that are well-presented and priced appropriately.
Inventory has improved compared to recent years, giving buyers more options, but well-priced homes are still receiving strong interest and often selling at or above asking price.
As we move into the summer market, successful sellers will focus on strategic pricing, professional marketing, and presenting their homes in the best possible light. For buyers, today's market offers more choices and a bit more negotiating power than we've seen in recent years.
